Dear Lisa,
With reference to Planning Application Reference 24/02510/CLPU (Bungalow Farm), the Parish Council would note that a Certificate of Lawfulness cannot be granted for the proposed development, for the following reasons.
The property lies within the Mendip Hills National Landscape which is also therefore Article 2(3) land and as such, provisions E.2 and E.3 of the Town and Country Planning (General Permitted Development) (England) Order 2015 apply. Contrary to provision E.2, the proposed cabin lies some 21 metres away from the dwelling-house and is greater than 10 square metres in area (Approximately 66.7 square metres). Contrary to provision E.3, the proposed cabin lies between a wall forming the side elevation of the dwelling-house and the boundary of the curtilage of the dwelling-house.
The Council suggests that the applicant would need to a full planning application for the development.
